July 2022 was the month the supply boom showed up in the figures. AirDNA counted 1.37 million US listings, with occupancy down 9.2% even as demand rose 16.3%, and warned that hosts might have to cut rates. Arizona let its cities license short-term rentals and suspend them after three violations. Wales set out plans for licensing and new planning classes. Airbnb lost a co-founder from daily operations and hired a new policy chief, while Vacasa trimmed its sales team.
